Acheson Doyle Partners performed “Highest and Best Use” evaluations for two prominent commercial high-rise properties held by Vornado Realty Trust. A Zoning Analysis for each property identified underutilized space and opportunities for development. In each building, ADP conducted a floor-by-floor survey to verify the accuracy of existing drawings. Surplus Zoning Floor Area (ZFA) was identified and deducted from Gross Floor Area. Excess ZFA was used for repositioning and expansion purposes by the owner. ADP also analyzed signage as per Zoning Regulations and prepared condominium conversion documents.
